To ensure a seamless check-in process and comply with tourism authority regulations, we kindly ask for the following:
1. Passport Details
Once your booking is confirmed, please provide your passport details.
Your passport information will only be used for:
Notify the building security and management of access approval.
Registering your stay with the relevant tourism authorities.
2. Every booking requires a deposit of AED 3500 to be paid via our third party partner Swikly.
Security Deposit will be collected upon check-in and will be released to the same funding source within 24-48h (Business Days).
This process simply holds (freezes) the deposit amount on your credit card and automatically releases it after checkout, provided there are no damages. A secure link will be sent to you, clearly stating the deposit amount. This is a standard procedure we have in place to ensure a smooth and safe stay.
If you choose to purchase any additional services directly from Swikly—such as insurance or any optional add-ons—please be aware that these are not required by us, nor are they applicable to the link we share. We are not responsible for any additional charges related to such services, and any inquiries or concerns should be raised directly with Swikly.

3. Please note that the building management does not allow self-check-ins. For this reason, any check-in between 8 PM and 8 AM will require one of our operations team members to be present, and a late check-in fee will apply:
8 PM – 12 AM: AED 100
12 AM – 8 AM: AED 200
This fee is to ensure we can coordinate our team accordingly and provide you with a smooth check-in experience.
Payment can be made directly through the Airbnb Resolution Center, and we kindly ask guests to mention their expected arrival time in the pre-arrival form or in the Airbnb chat, so we can arrange everything in advance and avoid any delays.
4. Loss of Keys/Access Cards
Losing any keys or access cards (Building or Parking) will incur a replacement fee of AED1000 per card.
5. Cleaning Services
The cleaning fee included in your booking covers checkout cleaning only.
For additional in-stay cleaning services, please contact us directly. Pricing and scheduling will be provided upon request.
6. Strict No-Smoking and No-Pets Policy
Smoking and pets are strictly prohibited on the property.
Evidence of violations (e.g., smoke smell, ashes, cigarette butts, or pet presence) will result in a minimum AED3000 fee being charged.
7. Swimming pool timings from 7am to 10 pm and Gym timings from 6am-10pm.
*To comply with Dubai Tourism (DTCM) regulations, all guests are required to complete a quick external form through our secure software before check-in. You’ll need to provide the following details for all guests checking in including children & adults.
